Seal Beach Roofing Where the Crew That Quotes It Builds It
We handle roof repair, leak repair, roof replacement and inspections for tile, asphalt shingle and flat roofs. One small crew looks at your roof, writes the estimate and does the work, so nothing gets lost between a salesperson and an installer. We also work in Long Beach, Los Alamitos and Rossmoor.

Roofing Services for Your Home
Most calls start with a stain on the ceiling, a slipped tile or a roof that is simply old. We do roof repair and roof leak repair, full roof replacement, tile roofing, asphalt shingle roofing and flat roofing for low-slope sections and patio covers. After wind or a rare hailstorm we handle storm damage repair and hail damage repair, and we install and repair gutters so water leaves the roof edge where it should. Commercial roofing for small buildings is on the list too.

What Goes Into a Roof Price
Two homes of equal size can end up with very different roof prices. It comes down to what is on the roof today, what lies beneath it and how easy it is to reach. These are the things we measure and check before putting a number on paper.
Estimates are free and in writing, with every part of the work on a separate line. Financing through Service Finance Company is available, subject to credit approval.
- Roof area and slope
- Roofs are measured in squares of 100 square feet each. A steeper slope means roof jacks, harnesses and slower, careful steps with each bundle, so labor rises as the pitch does.
- Roofing material
- Asphalt shingle, concrete or clay tile and flat roof membranes differ in both material and labor cost. Many tile roofs allow the existing tile to be lifted, stacked and relaid over fresh underlayment, which prices out differently than all-new material.
- Deck condition
- Rotted or delaminated plywood and skip sheathing must be replaced before the new roof goes on. Much of it stays hidden until tear-off, so your estimate gives a per-sheet price for extra boards.
- Old layers to strip
- A shingle roof installed over an earlier layer takes more labor and disposal to remove. Stripping to the deck lets us check the wood and fasten correctly.
- Flashing and roof openings
- Every chimney, skylight, plumbing vent and wall joint needs flashing of its own. Coastal salt air eats away at older metal, so new flashing is often part of the work.
- Permit and inspection
- A reroof usually requires a city permit and inspection. We handle the permit and its fee is built into your estimate.

About Roofing Seal Beach
We are a small roofing company working in Seal Beach and the towns around it. We keep the crew small on purpose. Fewer people means the person who measured your roof is the person who knows where the weak valley is, why the chimney flashing leaked and which tiles were cracked before we arrived.
Coastal roofs wear in their own way. Salt air rusts nails and drip edge, morning moisture keeps north slopes damp, and strong sun dries out sealants and shingle granules. We pick fasteners, underlayment and flashing with that in mind, and we explain those choices on the estimate so you know why each line is there.

How a Job Goes, Start to End
For each step you can see who you will talk to and what you will have once it is done.
- 1
Call and tell us what is happening
Describe what you have noticed, whether it is a drip in a bedroom or tiles in the yard. We book a time for a free inspection.
- 2
Inspection with photos
We look over the roof surface, valleys, flashing, vents and the attic where it is reachable. You receive pictures and a clear account of what we saw and why it happened.
- 3
Written estimate in hand
Your estimate spells out the scope, the materials and allowances for any hidden decking. With an insurance claim, we work directly with it and help you make sense of the adjuster's report.
- 4
Work by the same crew
Plants get covered, the driveway gets protected and tarps go down before tear-off. Our small crew comes back each day until the roof is complete and the permit inspection has passed.
- 5
Cleanup and final look
We run a magnet over the lawn and driveway to collect loose nails and haul away all the old roofing. Then we review the finished roof with you, including the new flashing and vents.
Towns We Serve
Our base is Seal Beach, CA, and we repair and replace roofs throughout the surrounding area. To the north that means Long Beach, Los Alamitos, Rossmoor, Cypress and Hawaiian Gardens, and to the south and east Huntington Beach, Westminster, Midway City, Garden Grove and Stanton.

What a Small Crew Does for Your Roof
Roofs break down at the small details: a flashing overlap, a nail set too high, a seam in the underlayment. Those details come out right when the people who planned them are the ones installing them.
- 01
Familiar faces on every work day
Whoever inspects your roof works on it too. No subcontractor shows up who never read the estimate, and a question on the third day goes to someone who was there on the first.
- 02
Itemized estimates in writing
Tear-off, underlayment, flashing, vents and any deck replacement each get their own line. You know what each dollar covers and can line it up against another bid.
- 03
Pictures of your roof's problems
Cracked tile, rusted valley metal, raised shingles and soft decking all get photographed and shown to you. You see the issue on your own roof rather than relying on what we say.
- 04
An honest repair or replace call
When a repair will last for years, we tell you and quote the repair. When tile underlayment has broken down or shingles are worn out, we explain why a patch would only last a season.

Common Questions From Homeowners
Should I repair my roof or replace it?
That comes down to how much of the roof has failed and why. A single leaking pipe flashing or a handful of broken tiles is a repair job. Granule loss across all the shingles, brittle underlayment beneath tile, or soft decking in several places usually points to a new roof. We go through the photos with you and tell you what we would choose for our own house.
How much does a new roof cost?
We need to see the roof to give a fair number, because size, pitch, material, decking and old layers all change it. The estimate is free, written and itemized. Any hidden decking is priced per sheet ahead of time, so nothing unexpected shows up on the final bill.
Do you help with insurance claims?
Yes. We work directly with your insurance claim and photograph the damage we find. If you'd like one of us present for the adjuster's inspection, we can meet them at your home and walk through what we documented. The adjuster decides coverage, and we help you read the report and make sure the repair scope matches the damage.
Does your roofing come with a warranty?
Qualifying roofs can carry CertainTeed SureStart PLUS 3-Star manufacturer coverage. Whether yours qualifies depends on the products and system installed, and we explain the details when we go over your estimate.
How long does a roof replacement take?
On a typical single-family home, a shingle roof is usually a few working days. Tile resets take longer because each tile is lifted, stacked and laid back. Rotted decking or a permit inspection can add time. We give you the schedule before starting, and the same crew stays through to the finish.
Do you offer financing?
We do, through Service Finance Company, subject to credit approval. Ask about it at your estimate and we will explain the process.
Do I have to be home during the work?
Not the whole day. We ask that someone be present for the walk-through at the start and the one at the end. We need driveway space and access to side yards for ladders, and we let you know in advance when the loud tear-off will happen.
Find Out What Your Roof Really Needs
One of our crew climbs up, checks the field, flashing and gutters, and documents what is there in pictures. The findings and a written estimate cost you nothing, and the next step is your call.
