Asphalt Shingle Roofing in Seal Beach

We install and repair asphalt shingle roofs from the deck up: underlayment, flashing, nailing and ventilation done to the manufacturer's specs. The people who measure your roof are the people who build it, so nothing gets lost between the estimate and the job.

What a Shingle Roof Needs to Last

Asphalt shingles are a fiberglass mat coated in asphalt and topped with ceramic granules. The granules block UV, and once they wear off, the asphalt underneath dries out, curls and cracks. Most shingle failures we see are not the shingles themselves. They are flashing that was reused, nails driven high or crooked, or an attic that cannot breathe and bakes the roof from below.

Near the coast, salt air shortens the life of cheap galvanized metal, so we pay close attention to drip edge, valley metal and vent flashing. Our small crew stays on your roof from tear-off to final sweep, which means the person who notices a soft spot in the decking on day one is still there to make sure it gets fixed.

We are a licensed roofing contractor, CSLB 1092407 (C-39). If your shingles only need a section replaced, our roof repair work covers that. If the whole system is worn out, this page explains how we replace it.

What Goes Into a Shingle Roof From Us

Full tear-off and deck check
We remove the old shingles and underlayment down to the sheathing. Every sheet of plywood or plank decking gets walked and checked, and rotted sections are cut out and replaced before anything new goes down.
Synthetic underlayment and valley membrane
Synthetic underlayment resists tearing and handles heat better than old felt paper. Valleys and roof-to-wall transitions get self-adhered membrane, because that is where water concentrates.
New metal, not reused metal
Drip edge, step flashing, counterflashing and pipe boots are replaced. We choose metal that holds up to salt air instead of bending the old pieces back into place.
Starter course and correct nailing
A starter strip seals the first row at the eaves and rakes. Each shingle is nailed in the manufacturer's nailing zone, which is what the wind rating depends on.
Ridge and intake ventilation
We balance intake at the eaves with exhaust at the ridge so the attic sheds heat and moisture. A hot, damp attic ages shingles faster than sun alone.

Signs Your Shingle Roof Is Wearing Out

  • Granules in the gutters

A layer of grit in your gutters or at the downspouts means the protective coating is coming off. Bare asphalt dries out quickly after that.

  • Curled or cupped edges

Shingles that lift at the corners or sink in the middle have lost flexibility. Wind gets under them and the seal strip lets go.

  • Dark streaks and moss

Streaks are usually algae feeding on the limestone filler in the shingle. Moss holds moisture against the surface and pushes tabs up.

  • Cracked tabs or missing pieces

After a windy stretch, look for tabs in the yard or bare spots on the roof. One missing shingle exposes the nails on the row below.

  • Stains on the ceiling or decking

Water marks inside often trace back to a failed pipe boot or flashing rather than the field shingles. Our roof leak repair page covers how we find the source.

What Moves the Price of a Shingle Roof

Square footage alone will not tell you what a shingle roof costs. What turns up under the old layers, and how many valleys, walls and penetrations the roof has, matter just as much. Each of these appears as its own line on your written estimate, and financing is available through Service Finance Company, subject to credit approval.

Size and pitch

Square footage sets the material count. Steeper pitches need extra safety setup and go slower, which adds labor.

Layers and decking condition

Removing two layers of old shingles takes longer than one. Rotted or delaminated sheathing has to be replaced before new shingles go on.

Shingle line

Architectural laminated shingles cost more than three-tab but resist wind better and carry longer manufacturer coverage. Impact-rated and cool-colored lines add to that.

Roof details

Valleys, dormers, skylights, chimneys and multiple pipe penetrations each need their own flashing work. A simple gable goes faster than a cut-up hip roof.

How a Shingle Job Runs

  1. 1

    Inspection and written estimate

We walk the field shingles, flashing and vents, look into the attic for staining or daylight through the deck, and take pictures of anything worth talking over. The written estimate that follows lists materials, a decking allowance and every line of work.

  2. 2

    Material choice and permit

We go over shingle lines and colors with you and pull the city permit for the reroof. Nothing gets ordered until you have signed off on the scope.

  3. 3

    Tear-off and dry-in

Landscaping and siding are covered, a dumpster goes in the driveway, and we strip only as much roof as we can dry-in that same day. That way your home is not left open overnight.

  4. 4

    Install and inspection

The same crew lays underlayment, flashing and shingles, then installs the ridge vent and caps. We are insured, and we schedule the city inspection once the work is ready.

  5. 5

    Nail pickup and final review

Before the dumpster leaves, we roll a magnet across the lawn, planting beds and driveway to collect stray nails, then haul off every scrap. After that we go over the finished flashing, ridge and eaves with you, on the roof or through pictures.

Questions About Asphalt Shingle Roofing

Can you put new shingles over my old ones?

Code allows it in some cases, but we usually advise against it. A layover hides the decking, so rot keeps spreading underneath, and the extra weight and heat shorten the new shingles' life. A tear-off also lets us replace the flashing properly.

How long does a shingle replacement take?

Most single-family shingle roofs take one to three working days, depending on size, layers and decking repairs. We tell you the expected schedule before we start, and the same crew is there each day until it is done.

What warranty comes with a new shingle roof?

CertainTeed SureStart PLUS 3-Star manufacturer coverage is available on our shingle installs. We will explain what that coverage includes and which system components it requires when we go over your estimate.

Will insurance pay for a new shingle roof?

Only when the damage comes from a covered event like wind, not from age. We work directly with your insurance claim, providing photos and measurements, but your adjuster decides what is covered. Our storm damage repair page goes into more detail.

Are architectural shingles worth it over three-tab?

In most cases, yes. Laminated shingles are thicker, hold up better in wind and hide minor deck irregularities. Many manufacturers have also phased out three-tab lines, which makes matching repairs harder later.
