Roof Replacement in Seal Beach, Start to Finish by One Crew

When patches stop holding, we strip every layer off to bare sheathing, replace any rotted wood and build a new roof system from underlayment up to ridge cap. The same few people measure, install and clean up, so nothing gets lost between handoffs.

When It Makes Sense to Replace the Roof

Roofs wear out as a whole system rather than one shingle at a time. The underlayment dries and cracks, fasteners rust, and flashing at walls and chimneys works loose. When leaks appear in more than one place, or the deck has turned soft, spot repairs only last a season or two. Salt air near the coast speeds up corrosion on nails, drip edge and vent flashing, so older roofs here often fail at the metal before the shingles show wear.

If roof repair still makes sense, we tell you directly. If replacement is the honest answer, you get a written, line-item estimate naming every material and why it is included. We are a licensed roofing contractor, CSLB 1092407 (C-39), and we carry insurance on every job.

What Goes Into Your New Roof

  1. 01

    Down to bare sheathing

We remove every old layer, including the felt and the last nail. New shingles over old ones conceal deck damage and trap heat, so your new roof begins on clean wood.

  2. 02

    Deck check and repair

Once the deck is bare, we probe for soft or delaminated plywood and rotted plank sheathing. We replace damaged sections and photograph them so you see what we found before it is covered.

  3. 03

    Underlayment and ice-and-water barrier

The entire deck gets synthetic underlayment, and self-adhered membrane goes in valleys, along eaves and around penetrations, where water collects.

  4. 04

    Fresh flashing and drip edge

Step flashing, counter flashing, pipe boots and drip edge are all replaced, not reused. Corrosion-resistant fasteners stand up much better to salt air.

  5. 05

    Balanced ventilation

We compare soffit intake with ridge exhaust. Without good airflow, a roof bakes its shingles from underneath and wears out sooner.

  6. 06

    The roofing you choose

We install asphalt shingle roofing, tile roofing and flat roofing for low-slope sections. CertainTeed SureStart PLUS 3-Star manufacturer coverage is available on qualifying installs.

Signs Your Roof Is Due for Replacement

  • Granules in the gutters

Asphalt shingles shed their mineral granules as they age. Bare spots let UV break down the asphalt, and the shingles turn brittle.

  • Curling or cupped shingles

Edges that lift or centers that sink usually point to heat damage from poor attic ventilation or simply age.

  • Leaks in several places

One leak is often a flashing issue. Stains in different rooms suggest the underlayment has failed across the roof.

  • A deck that gives underfoot

Soft spots mean the sheathing has absorbed water over time. That damage spreads, and new shingles cannot fix it from above.

  • Cracked or slipped tiles with old felt below

Tile itself lasts decades, but the felt underneath usually gives out much sooner. When that layer is gone, the roof leaks even if the tile looks fine.

How the Job Runs

  1. 1

    Inspection and written estimate

We climb onto the roof, check the attic if we can get in, and take photos. You get an itemized estimate, free, to keep and compare with others.

  2. 2

    Permit and start date

We get the reroof permit from the city and schedule the start. Before day one, you know which crew members will be at your home.

  3. 3

    Covering up and tear-off

We drape tarps over plants and along walls and park a dumpster near the house. Each day we strip only what we can cover with underlayment before leaving, so your home is never open overnight.

  4. 4

    Install and city inspections

Deck repairs, underlayment, flashing and roofing go down in sequence, and the city inspector reviews the work at each required stage.

  5. 5

    Cleanup and final walk

Magnetic sweepers go over the lawn and driveway to pick up loose nails, then we walk the finished roof with you and answer your questions.

What Moves the Price of a New Roof

Every estimate we write is built from your roof's measurements and what we find on it. The biggest unknown is what sits under the old roofing, so we explain up front how we price any decking we have to replace. No item shows up on the final bill that you have not seen in writing.

Size and pitch
Square footage sets the material count. Steeper roofs need more safety setup and move slower.
Material choice
Architectural shingles, concrete tile and clay tile differ in cost, weight and labor. Tile may also need the structure checked for load.
Layers and deck condition
Two old layers mean more tear-off and disposal. Rotted sheathing adds wood and labor.
Penetrations and detail work
Skylights, chimneys, dormers and multiple valleys each add flashing time.
Permits and ventilation upgrades
Permit fees and any added ridge or soffit vents are listed as their own lines.

Roof Replacement Questions

How many days does a roof replacement take?

A shingle roof on most single-family homes takes a few working days. Tile, bigger roofs and major deck repairs add time. Your estimate states how long we expect it to take, and we update you every day.

Will the same crew work my roof every day?

Yes. Our team is small, so the people who start your roof finish it. Whoever found the soft deck on the first day is the one who repairs it.

Can the new roof go over the old one?

We strip down to the deck. Laying over the old roof hides rot, adds weight and can affect manufacturer coverage, so we advise against it.

Do you offer financing on new roofs?

Yes, through Service Finance Company, subject to credit approval. We can walk you through it over the phone.

Can you help with my insurance claim?

We work directly with your insurance claim and supply photos, measurements and a written scope. Coverage is up to your adjuster; our job is making sure the damage is well documented.
