Roof Leak Repair in Seal Beach
A stain on the ceiling is where water ends up, not where it gets in. We trace the leak from the attic back to the cracked pipe boot, rusted flashing or torn underlayment, repair that part properly, and keep the same small crew on your home from first look to cleanup.
Finding the Entry Point, Then Fixing It
Water rarely drips straight down. It slips under a lifted shingle or a cracked tile, runs along the underlayment or the top of a rafter, and can travel several feet before it shows up as a brown ring on drywall. Roof leak repair means following that path uphill to where it starts and replacing the part that failed, instead of smearing sealant over the spot you can see.
Most leaks we trace come from a short list: rubber pipe boot collars split by sun, step flashing at a wall that was never tucked behind the siding, worn valley metal, and underlayment that has dried out and cracked beneath tile. Near the ocean, salt air rusts galvanized flashing and exposed nail heads faster than inland, so metal parts often fail before the roofing around them.
The two or three people who find your leak are the same people who fix it. The person on the ladder already knows what they saw in the attic, so nothing gets lost in a handoff. If the roof is worn past the point where a repair will hold, we say so and explain why.
What a Leak Repair Includes
Attic tracing with a moisture meter
We start inside, with a light and a meter, looking for dark sheathing, wet insulation and drip trails on rafters. Those marks point to the uphill end of the water path.
Controlled water testing
Some leaks only appear in wind-driven rain. When that happens we run a hose on one roof section at a time while someone watches from the attic. It is slow work, but it pins the leak to a specific course of tile or shingles.
Flashing and penetration repair
Pipe boots, vent collars, skylight curbs, chimney counterflashing and step flashing get replaced when they fail. Caulk alone cracks after a few seasons of UV, so we treat it as a backup, never the fix.
Tile and shingle work at the leak
On tile roofs we lift the tiles, replace torn underlayment and rotted battens, then reset the tile. On asphalt shingle roofs we swap damaged shingles and make sure the seal strips bond flat.
Decking check and photo record
Soft or delaminated plywood under the leak is cut out and replaced. You get photos of the cause, the open repair and the finished work, plus a written note of what we found inside.
Signs Your Roof Is Leaking
Stains that grow after rain
A ceiling or wall stain with a darker outer ring means it has been wetted and dried more than once.
Musty attic or dark sheathing
Slow leaks show up as mildew smell, black spots on plywood or matted insulation long before anything reaches the ceiling.
Drips at fixtures and skylights
Water likes to follow wiring and framing, so a light fixture, vent grille or skylight well is often the first place it appears.
Rust streaks below metal
Orange runs beneath vent pipes or along valleys mean the flashing is corroding and may already be letting water through.
Cracked or slipped tiles
A broken or shifted tile exposes the underlayment to direct sun and rain. You can often spot these from the ground or a second-story window.
Peeling paint at the eaves
Blistered fascia or stained soffits usually mean water is running behind the drip edge or a clogged gutter is backing up under the roof edge.
What Happens on a Leak Job
- 1
Phone call and inspection
Let us know the room, when the water appears and what the weather was like. We book a no-cost inspection at your home.
- 2
Find the cause and walk you through it
We look in the attic first, then on the roof, and take photos of the failed part. Before leaving, we explain the cause in plain words and show you the pictures.
- 3
Written estimate
Your estimate names the parts and the section we will open, so you know what gets replaced. For a storm-caused leak, we work directly with your insurance claim and share our photos with the adjuster, who still decides coverage.
- 4
Fix and cleanup
The same crew comes back, covers plants and walkways, opens the roof, replaces what failed and seals it up. We collect debris and nails and check the spot from the attic one last time before leaving.
What Sets the Price of Fixing a Leak
We price a leak only after finding its cause, since a split boot and a rotted valley are far apart in scope. Your free written estimate itemizes the work so the cost is easy to follow. Financing through Service Finance Company is available, subject to credit approval.
- Roofing type and slope
- Lifting and resetting clay or concrete tile takes more time than working with shingles, and a steep roof needs more safety setup.
- How far the water spread
- A new leak might only need a boot. One that has dripped for a while can mean several feet of underlayment, battens or decking.
- How many leak points
- An older roof can leak in two or three spots at the same time, and we trace and fix each one on its own.
- Reach and rooftop units
- Two-story walls, narrow side yards and equipment on the roof all add time to setting up and working safely.
Questions About Fixing Roof Leaks
Something not covered here? (562) 373-6719
Why not just put roofing cement on the leak?
Sealant may stop a drip for a time, but sun and heat crack it, and it cannot fix underlayment that has already given out. We replace the boot, flashing or tile underlayment where the water got in, and use sealant only as a backup detail where the manufacturer specifies it.
My leak only appears in hard rain. Can you track it down when it's dry?
Most of the time. Past water leaves stains, rust and soft wood that tell us where to search. If those clues are not clear, we hose one section at a time in a controlled test until the water shows up inside.
Does insurance cover fixing a leak?
Policies usually cover sudden damage, such as a tile broken by a falling branch, but not wear from age. We work directly with your insurance claim, giving the adjuster our photos and findings, and the adjuster decides coverage.
When is a new roof the better choice?
When the underlayment is brittle all over or leaks turn up in several places, patching one spot only shifts the problem. We show you the condition in photos and talk through roof replacement, which can carry CertainTeed SureStart PLUS 3-Star manufacturer coverage.
Who does the repair, and do you hold a license?
One small crew handles both the inspection and the repair, and those same people stay on your job. We hold a roofing contractor license, CSLB 1092407 (C-39), and carry insurance. Se habla español, so we can explain everything in Spanish or English.
