Roof Repair in Seal Beach
We fix the part that failed: a cracked tile, a lifted shingle, rusted flashing or a split vent boot. The people who inspect your roof are the same people who climb back up with the materials, so every detail from the estimate carries straight into the work.
When Repairing Makes Sense
Roofs rarely give out everywhere at the same time. Trouble starts at a few weak spots: flashing at walls and chimneys, pipe boots, valleys, ridge caps and old patches that were smeared with mastic rather than rebuilt. When the rest of the roof is solid and the underlayment still holds, fixing those spots is usually the right choice.
We look for the reason something failed, not only the location. Coastal salt air corrodes exposed nails and thin flashing sooner than it does inland, so a shingle that blew off may actually point to a fastener problem. Once we know the cause, we can tell whether a repair will last or a roof replacement is the better way to spend your money.
We hold a roofing contractor license, CSLB 1092407 (C-39), and carry insurance. The same few people handle your job from the first visit to the last sweep.

What a Repair From Us Includes
- 01
New flashing instead of caulk
Step, counter and chimney flashing are replaced with new metal and overlapped the right way. Running sealant over old flashing lasts a season at most.
- 02
Vent boots and roof vents
Years of sun crack rubber boot collars, and water then follows the pipe into the attic. We replace the boot and reset the shingles or tile around it.
- 03
New and resealed shingles
Creased or missing asphalt shingles are swapped out and hand-sealed so each tab bonds to the row beneath it. Color and profile are matched as closely as available stock permits.
- 04
Broken or shifted tile
Cracked clay or concrete tile gets replaced and slipped tile gets reset. We also check the underlayment below, since on a tile roof that layer is what stops the water.
- 05
Valley metal and ridge caps
Valleys, open or closed, handle more water than any other part of the roof, so worn valley metal and loose ridge caps are rebuilt, not patched.
- 06
Soft decking in small areas
When a leak has rotted part of the plywood or plank sheathing, we cut out that section and replace it before the roofing goes back down.
Questions about Roof Repair?
Call(562) 373-6719Warning Signs a Repair Shouldn't Wait
Brown rings on the ceiling
A water mark, even one that has dried, tells you water slipped under the roofing at some point. Water runs along rafters and decking before it drips, so the actual opening usually sits several feet upslope from the mark.
Shingles lifted, creased or missing
A crease across a tab means the seal strip let go and wind is flexing it. Those shingles tear off in the next strong blow.
Rust streaks or loose metal
Orange streaks below flashing or vents point to corroding metal or fasteners. Coastal moisture speeds this up.
Broken tile or gaps in a tile line
A cracked tile exposes the underlayment to sun and rain directly, and that layer breaks down quickly once uncovered.
Dark grit collecting at the downspouts
Brand-new shingles shed a little loose surface grit, and that settles down fast. When an older roof leaves a sandy layer at the bottom of each downspout, the stone coating that shields the asphalt from sun is wearing away, and bare spots will crack and curl next.
What a Repair Visit Looks Like
- 1
Inspection and photos
We get on the roof, check the damaged area and the roofing around it, and look in the attic if we can reach it. You get photos of everything we saw.
- 2
Written estimate
Your free written estimate lists the parts we would replace and why each one needs it. If a repair won't hold, we say so and explain what replacing the roof would involve.
- 3
Repair day
The same crew that inspected the roof returns to fix it. We cover plants and walkways, remove damaged material down to sound layers and rebuild with new parts.
- 4
Walk-through and nail sweep
We show you the repaired area and the new work, then roll a magnet over the yard and driveway to collect stray nails.
How a Repair Gets Priced
What a repair costs depends on what we find once the damaged roofing comes off. We set the price after the inspection, and your written estimate itemizes each part so you can see what you are paying for. Financing through Service Finance Company is available, subject to credit approval.
- Roofing material
- Tile repairs take more labor than shingle repairs because every tile has to be lifted, stacked and reset to reach the underlayment. Tracking down a match for a discontinued tile or shingle can add sourcing time too.
- Hidden damage
- If rotted decking or failed underlayment sits under the visible damage, the job needs more material and time. We show you photos before doing any added work.
- Pitch and access
- Steep slopes and second-story eaves need extra safety setup, and tight side yards slow down carrying materials.
- Number of trouble spots
- One pipe boot is a quick fix. Several flashing points at a chimney, a skylight and a wall add up to a bigger job.
Questions About Roof Repair
Is a repair enough, or is it time for a new roof?
When the trouble sits in a few spots and the rest of the shingles or tile underlayment still bend without cracking, repairing is money well spent. When shingles snap on every slope or the underlayment under tile is brittle throughout, a patch just moves the leak somewhere else. We show you photos and tell you plainly where your roof stands.
Will the repair match the rest of my roof?
We get as close as current stock allows on color, profile and size. Some older shingle colors and tile styles are discontinued, so even a near match may stand out a little at first. Weathering usually blends it in over time.
Will you deal with my insurance on a repair?
Yes. If a covered event caused the damage, we work directly with your insurance claim and document it in photos and measurements for the adjuster, who makes the coverage decision.
If I replace instead, is there manufacturer coverage?
Qualifying replacements can carry CertainTeed SureStart PLUS 3-Star manufacturer coverage. If a new roof proves to be the smarter choice for your home, we explain what that coverage includes.
